Buying a home is exciting. The mortgage part? Not always.
I'm Sally Herman, a mortgage loan officer, military spouse, wife, mom, and proud Crystal Coast local. I've spent my career helping buyers navigate one of the biggest financial decisions they'll make — without making it feel complicated, overwhelming, or transactional.
My job isn't simply to get your loan to the closing table. It's to help you understand your options, build a strategy that makes sense for your life, and make sure you feel taken care of from our first conversation through closing day — and long after you get the keys.
My family has lived the military life alongside my husband, Joe, during his 22-year career in the Marine Corps. We know what it means to move, start over, build a life somewhere new, and try to make big decisions when life already feels like it has a hundred moving pieces.
After years of military life, we chose the Crystal Coast as the place we wanted to put down roots and call home. Today, we live in Beaufort with our daughter, Mila, and our two Bernedoodles, Cash and Penny — and getting to help other families make this area home is one of my favorite parts of what I do.
That experience is also a big part of why VA lending is so personal to me. I understand that a PCS isn't simply a real estate transaction. There's a family, a timeline, a career — and usually quite a bit of chaos happening behind the scenes.
I consistently close more than $30 million in mortgage volume annually, but I'm much more interested in finding the right solution than simply getting someone approved.
Every buyer's situation is different. Sometimes the answer is a straightforward conventional loan. Other times it takes a little creativity. I work with VA, conventional, FHA, USDA, renovation, second-home and investment financing, along with alternative lending solutions for buyers whose finances don't fit neatly into the traditional mortgage box. And when a scenario gets complicated? Those tend to be some of my favorites.

Being approved for a certain amount doesn't necessarily mean that's what you should spend. We'll talk about payment, cash to close, future plans, and what actually feels comfortable.
